The Comras Company has officially begun construction on the 150,000-square-foot retail and lifestyle micro-district at 719-737 Lincoln Road, with interior demolition now underway across the cluster of low-rise buildings the Miami Beach-based firm assembled at the north end of the street.
The name is short for North Lincoln Road, and the plan is literal about it. Eleven existing storefronts across the 600, 700 and 800 blocks of Lincoln Road and North Lincoln Lane will be knitted into a single district of more than 40 retail, dining and wellness spaces. Units will run from 400 to 4,000 square feet along roughly 1,700 linear feet of frontage. None of the buildings come down.
The Comras Company describes the tenant mix as aimed at smaller operators rather than big-box tenancy, and the unit sizes bear that out. At 400 square feet, the smallest spaces are sized for a coffee counter or a single-brand boutique, a tenth the size of the largest units in the plan.
The centerpiece is Via NoLi, an 18-foot-wide pedestrian arcade that will be cut through the former Forever 21 building on the 700 block. It will open into NoLi Plaza, a cafe-lined court with a fountain, then continue north to North Lincoln Lane, giving the block a second frontage on a lane that today handles deliveries and little else.
On the lane itself, the plans convert the service alley into a planted, shaded walking street with widened sidewalks and outdoor seating. The material palette leans on reclaimed Dade County pine and black and white terrazzo. Shade, scale, and texture govern the design.
All of it sits inside the Flamingo Park Historic District, which is where Beilinson Gomez's preservation work comes in. The scheme is also drawn to pair with the City of Miami Beach's Lincoln Road infrastructure improvement program rather than run separately from it. Touzet Studio leads the design, Beilinson Gomez Architects handles preservation and adaptive reuse, and delivery is on record for 2027.
NoLi joins a corridor that has had a busy year. Rivani, Black Lion's six-story Arquitectonica-designed office and retail building on Lincoln Road, opened this month and closed $114.3 million in financing from BridgeInvest the same month, with Bar Shishi opening on its third floor.
A few blocks north, Terra and Turnberry's 800-key Grand Hyatt Convention Center Hotel topped out in July and is on record for late 2027. The Delano reopened on Collins Avenue in May. NoLi's own 2027 date lands its storefronts on the street as the Grand Hyatt's 800 rooms start filling.
