Why Miami Beach

The beach became an office address

Miami Beach is not adding many residents. It is adding offices. Asking rents near $110 a square foot are the highest in Miami-Dade, ahead of Brickell. Starwood Capital moved its headquarters here from Greenwich, GFL Environmental moved its executive headquarters from Ontario in 2026, and Playboy is moving its headquarters from Los Angeles to a building off Lincoln Road.

Tourism is still the base: Greater Miami and Miami Beach drew 28.3 million visitors in 2025, and Art Basel brought more than 80,000 people to the convention center. The 800-room Grand Hyatt Miami Beach, linked to that convention center, topped out in July 2026 and is set to open in late 2027.
