Two Roads Development has filed a permit application for the vertical construction of EDITION Residences, a 56-story luxury condominium tower located at 2121 North Bayshore Drive in Edgewater, Miami.
Designed by Arquitectonica with interiors by Studio Munge, the 649-foot tower will feature high-end condominium units along with more than 800 linear feet of bay frontage. The project, embodying the EDITION brand's hallmark of design and amenities, is being developed by TRD BISCAYNE LLC, an affiliate of Two Roads Development, with Coastal Construction as the general contractor.
The application for vertical construction, submitted on December 5, updates the building plans to include 187 residential units across various floors, a 13-level parking garage, and office space, totaling 1,206,774 square feet of construction with estimated costs of $215.75 million.
The residences will offer a range of one-bedroom-plus-den to four-bedroom layouts, with sizes from 1,952 to 3,864 square feet and starting prices at $1.7 million. These units will feature private foyers, high-quality finishes, floor-to-ceiling windows, and spacious terraces with panoramic views.
Amenity spaces managed by EDITION will span over 45,000 square feet, including two pools, a fitness facility, a spa, a club lounge, a library, a private screening room, a dog spa, a children’s play area, and guest suites for residents’ visitors.
Originally planned to start last summer, construction is now forecasted to commence in 2024, following the processing of separate demolition and seawall permits for the existing structures on the site. The project is expected to take approximately 36 months to complete, adding a significant architectural landmark to Miami's Edgewater neighborhood.
