Giarratana receives building permit for 33-story tower near Tennessee State University’s downtown campus, offering 250 apartments with 2027 completion

Tony Giarratana, a prominent downtown developer, has secured a crucial building shell permit for a new 33-story apartment tower located at 901 Martin L. King Jr. Blvd., near Tennessee State University’s downtown campus. The building permit, documented in Metro records, marks a significant advance in the project which will feature 250 apartment units, including some designated as affordable housing.

The development, situated on a 0.21-acre site that Giarratana acquired for $4.9 million in August 2022, will offer a variety of one- and two-bedroom apartments ranging from 571 to 914 square feet. The building plans also include coworking spaces, a fitness center, a lounge, and a pool with a sun deck, enhancing the living experience for its residents.

Giarratana, the founder of Giarratana LLC, is recognized for his extensive contributions to downtown development, having constructed more condos and apartments than any other developer in the area. He strategically selects project sites along the Church Street corridor for their proximity to key developments like Nashville Yards, which he believes will become a new focal point for downtown Nashville.

In addition to the 33-story tower project, Giarratana is progressing on several ambitious developments nearby. These include the 1010 project, a 60-story building that will become Nashville’s tallest structure and is slated for completion in 2027. This $390 million project represents Giarratana’s return to constructing new condos after a decade. Other nearby developments include the recently opened 34-story Alcove apartment tower and the 38-story Prime apartment tower, which is expected to open later this year.
