Kohn Pedersen Fox has just revealed The Greenwich Spire, a 30-story building at 11 West 13th Street that will rise as the tallest structure in Greenwich Village.

Kohn Pedersen Fox has skipped the glass curtain wall that defines most new Manhattan high-rises, dressing the tower in brick and cast stone instead, with setbacks opening onto private terraces as it climbs.

Behind that facade sit just 34 residences, averaging around 3,000 square feet, the majority with outdoor space of their own and interiors by Leroy Street Studio. The proportions are deliberately rare for a building this tall, closer to full-floor and duplex living than the stacked deck of small units a Manhattan tower usually carries.

The tower totals roughly 111,022 square feet, entered through a covered porte-cochere that pulls residents in off the street, with about 2,300 square feet of ground-floor retail behind two storefronts. Amenities run to a swimming pool, a fitness center, a golf simulator, a library and lounge, a pet grooming room, bicycle storage, and seven enclosed parking spaces, an unusually deep set of comforts for a building of only 34 homes.

Legion Investment Group and EJS Group are developing The Greenwich Spire, which locked in construction financing this past winter and now has foundations nearly complete, with the superstructure to follow toward a completion targeted for mid-2028.

Sales are set to launch later this year through Corcoran Sunshine Marketing Group, and the tower joins an expanding Legion pipeline that also includes 38 Gramercy Park East, the first ground-up condominium on Gramercy Park in nearly a century, and a Thomas Juul-Hansen-designed condominium at 550 West 21st Street in West Chelsea. For now the brick is the promise, set to climb block by block above a neighborhood that rarely builds this high.
