Historic Hibiscus House in Downtown West Palm Beach may soon transform into a high-end restaurant

Related Ross is eyeing a major adaptive reuse project in the heart of downtown West Palm Beach, proposing a dramatic transformation of the century-old Hibiscus House into a 250-seat signature restaurant.

Once a laid-back neighborhood favorite nicknamed “The Backyard Bar,” the former bed and breakfast was known for its casual charm—where guests could sip cheap drinks and mingle in the backyard.


Now, under the vision of Stephen Ross’s Related Ross, the $13 million plan aims to preserve that spirit while elevating the experience—reimagining one of West Palm’s last Craftsman bungalows as a landmark restaurant blending history with high-end hospitality.

Located just steps from The Square and a block from Related’s flagship 360 Rosemary tower, the historic home at 213 S. Rosemary Avenue dates back to 1918 and was relocated in the 1990s to avoid demolition. Now, Related is planning a sweeping renovation across the two-building site, complete with two bars, outdoor dining, event space, and a retail boutique.

The company is seeking $1.3 million in public support through the city’s Community Redevelopment Agency to help fund the overhaul, calling the project a key piece in connecting Clematis Street with The Square. The plan includes an architectural addition, infrastructure upgrades, and a full restoration of historic details like the gingerbread trim and woodwork.
