Stretching across 1,500 acres of Baja California’s untouched East Cape, Costa Palmas is emerging as one of the most ambitious resort communities in the world.

Just 45 minutes from Los Cabos International Airport, this private beachfront enclave is tucked between the Sierra de la Laguna mountains and the Sea of Cortez, offering an ultra-luxury ecosystem anchored by names like Four Seasons and Aman, and framed by swimmable beaches, organic farms, and a world-class marina.

At the water’s edge, the Four Seasons Resort and Residences Los Cabos at Costa Palmas marked the first major opening within the community. Designed by Guerin Glass Architects, the resort’s layout is intentionally spread out, with 118 rooms and 23 suites positioned for views of the sea and surrounding mountains. Guests and homeowners have access to multiple pools, a wellness spa, and an open-air market, along with thirteen culinary concepts - ranging from the world renowned estiatorio Milos to Nancy Silverton's Mozza Baja. Private residences range from turnkey casitas to custom beachfront villas, each with access to the Four Seasons’ full suite of services.

Amanvari, scheduled to open later this year, introduces Aman’s first resort in Mexico. Named for the Sanskrit words for “peace” and “water,” the property includes 18 bi-level pavilions and a series of private residences across beachfront, golf-side, and oceanview lots. A central pavilion will anchor the site with three restaurants, a lounge, library, and 30-meter beachfront infinity pool, while the architecture emphasizes clean lines, open-air living, and a deep connection to the landscape.

Within the marina district, Casa Blake takes a more vibrant tone. Designed by JSa Architects and Martin Brudnizki Studio, the mixed-use concept combines hospitality and ownership opportunities in a layered, residential-style setting. Residences—ranging from studios to three-bedroom layouts—wrap around a marina-front pool and bar and connect to shaded gardens, a brasserie, a fitness center, and the larger network of Costa Palmas via water taxi.

Ownership includes an invitation to join the exclusive members-only Costa Palmas Club and Delphine Day Club — which is just a short ride away by boat, bringing a relaxed, Riviera-style day club developed in collaboration with Michelin-starred chef Ludo Lefebvre. Niçoise cuisine, DJ sets, and boutique shopping are all part of the experience—set directly on the sand.
Costa Palmas Beach & Yacht Club spans 50,000 square feet and includes pools, a gym, theater, restaurant, and the Aventura concierge. Members have access to land and sea excursions ranging from scuba diving and fishing to horseback riding in the nearby mountains. Memberships are structured to include the entire family—intended to serve as long-term extensions of ownership across generations.

Across the water, the Marina Village has taken shape as one of Costa Palmas’ most active centers. There’s Chiki, the East Cape’s first nightclub, also designed by Brudnizki; Mozza Baja, the latest concept from James Beard Award-winner Nancy Silverton; and Casena, a cafe-boutique hybrid featuring Baja-roasted coffee and curated home goods. A real estate nook, daily water taxis, and Casa Blake’s upcoming retail offerings round out what’s becoming a full-service waterfront neighborhood.
Retail and lifestyle programming also expand into El Mercadito, a curated collection of boutiques located near the Four Seasons. East Cape Shop, Duna, Cuca, and the Oasis Spa Shop offer a mix of resortwear, locally sourced goods, clean beauty, and wellness essentials.

Just inland, the Costa Palmas Golf Club offers a walkable 18-hole course designed by Robert Trent Jones II. The layout moves through sea dunes, freshwater estuaries, and fertile farmland before finishing near the marina, with views across both land and sea. Onsite features include a three-par short course, a caddy program, a one-acre practice green, and two casual restaurants: Bouchie’s and Lucha Libre. The pro shop carries gear tailored for life both on and off the course.
Just beyond, the Costa Palmas Sports Park includes athletic fields and courts, a pump track, a grotto-style pool, and Jimmy’s Soda Fountain Bar, which serves nostalgic burgers and ice cream floats made with local ingredients.
Set between freshwater springs and open sea, the East Cape remains one of Baja’s least developed regions—known for its biodiversity, clear waters, and seasonal winds. Conditions here support everything from organic farming to kiteboarding, and the land still feels tied to its natural rhythms. As Costa Palmas evolves, it’s doing so with a long-view mindset—connecting intentional design with open space, and introducing new possibilities to a part of the peninsula that’s just beginning to be defined.
