Inside Faena’s first standalone residential project in Miami

Faena is expanding its signature blend of architecture, culture, and community with its first-ever standalone residential project—Faena Residences Miami—officially launching sales this month, with some contracts already underway. Set along the evolving Miami Riverfront, this 14-acre development introduces a striking new vision for urban living, combining high design with year-round cultural programming in one of the city’s most transformative districts.

Developed in collaboration with Alan Faena and led architecturally by the late Rafael Viñoly, the project marks the final built work by the renowned Uruguayan architect. His sculptural twin-tower design—comprising 434 residences across two 60-story buildings—draws inspiration from the fluid movement of the river below and helps define what is being called Miami’s next vertical cultural corridor.

A key feature of the project is a dramatic Sky Bridge, which connects the towers and houses 45,000 square feet of curated programming space. Envisioned as a permanent cultural platform, this multi-level venue will offer performances, installations, wellness experiences, and creative gatherings—mirroring the energy of Art Basel, but on a daily basis.

The interiors of Faena Residences Miami represent a collaborative debut between Faena Design Studio and London-based Bryan O’Sullivan Studio (BOS). Known for their work on some of Europe’s most refined spaces, BOS reinterprets Faena’s iconic style with a more residential tone—muted reds, plush textures, and theatrical detailing—creating warm, expressive environments across both private and shared spaces.

Faena Residences Miami will offer one- to four-bedroom units, lofts, and penthouses ranging from approximately 700 to 3,300 square feet. Initial prices range from $1.3 million to around $10 million, with select larger offerings expected to follow. Early contracts are already underway as excitement builds around this landmark riverfront release.

More than just a residential project, the development establishes the Faena District Miami River, which will eventually stretch across three full city blocks. Future phases will include a marina, wellness facilities, public art, and pedestrian-friendly pathways through the only 14-acre private park on the Miami River. Together, this district reflects over $25 billion in investment that has transformed the area into one of Miami’s most walkable, connected, and culturally rich neighborhoods.

Faena Residences Miami is being developed by Fortune International Group and KAR Properties, and is located at 90 SW 3rd Street. Sales are now underway, with the official launch taking place in Q4 2024.
