A new construction estate at 1090 South Ocean Boulevard in Palm Beach has sold, with Margit Brandt representing both the buyer and seller in yet another marquee transaction for the island’s luxury market.

Situated in the prestigious Estate Section, this planned 13,353-square-foot residence was envisioned as an architectural masterpiece, featuring six bedrooms, a gym, sauna, steam room, spa, wine cellar, lap pool, and jacuzzi—all designed to deliver an ultra-luxurious, resort-style living experience.

The property’s deeded private beach access offers direct entry to Palm Beach’s pristine shoreline, while an exclusive membership at Mar-a-Lago—waiving the standard initiation fee of roughly $1 Million but still subject to approval and annual dues—further elevates its allure. Spanning approximately two-fifths of an acre, the lot was previously home to a 1930s-era residence, which was razed following its 2021 sale for $5.6 million.

Designed with West Indies-inspired architecture by Smith and Moore Architects, the project came with pre-approved plans, expediting the construction process. The sale, recorded at $19.5 million, included the lot and plans but not the completed residence, which had been listed at $45 million as a finished home.

The project was originally slated for development by Kaali-Nagy, a Connecticut-based firm, but was ultimately sold by Palm Beach real estate investor and former JP Morgan commodity traders Nedim Soylemez and Beau Taylor of Lionsview Partners.

Adding to its exclusivity, the property sits within Mar-a-Lago’s now famous security zone, where access is restricted when the 45th and 47th President of the United States is in residence. This provides residents of nearby homes with the feel of a gated, resort-style community within Palm Beach, which is itself already a very secluded, private barrier island.

This sale underscores the continued demand for ultra-high-end real estate in Palm Beach, reaffirming its status as one of South Florida’s most coveted luxury markets.
