IPB Properties is set to begin construction this summer on the first phase of a new mixed-use development at 1401 Church Street in Nashville

IPB Properties is set to initiate the first phase of an ambitious mixed-use development at 1401 Church Street this summer, marking the beginning of a significant transformation in Nashville's urban landscape. The project will commence with a 26-story tower, converting the site of a former dairy plant..


This initial phase, covering an entire city block between 14th and 15th Avenues, will introduce 326 high-end rental residences complemented by 27,000 square feet of diverse amenities.



Amenities will include a multi-tier coworking space, a state-of-the-art fitness center overlooking a central plaza, an indoor/outdoor dog park, an elevated pool deck, and various community lounges.


Additionally, the development will feature over 14,000 square feet of ground-level retail space, curated by Ojas Partners to create vibrant community interactions and activate the central plaza and surrounding streets. The design includes a covered pedestrian passageway on Church Street and an access point to the plaza from 14th Avenue.

IPB Properties, known for their award-winning REN tower in Seattle, aims to bring a similar blend of distinctive living spaces and locally inspired commercial areas to Nashville. David McCutcheon, Vice-President of IPB Properties, highlighted the success of their Seattle project and expressed confidence in redefining Nashville’s Midtown with this new development.

Reflecting Nashville's unique character, the project, designed in collaboration with local firm HASTINGS Architecture, emphasizes outdoor communal spaces. As the area evolves from its industrial past into a lively urban neighborhood, this project will be among the first to reshape the skyline along 14th Avenue.

Axiom Builders, the general contractor, is scheduled to complete the first phase by 2027. This development is part of a broader wave of construction transforming Nashville’s downtown, signaling a new era for the city.
