Jacksonville is moving forward with a $1.4 billion transformation of EverBank Stadium, delivering a near-complete reinvention of the Jaguars’ home into a next-generation venue set to debut for the 2028 NFL season. The project retains the existing structure but rebuilds nearly every fan-facing element, positioning the stadium as a central piece of the city’s long-term riverfront evolution.

The redesign is anchored by a sweeping new transparent canopy that will cover the majority of the seating bowl, engineered to reduce heat while preserving an open-air environment. The structure is expected to lower temperatures significantly on game days, addressing one of the stadium’s biggest challenges while introducing a bold new architectural identity visible across the Jacksonville skyline.

Inside, the stadium is being reworked into a fully modern entertainment environment. Plans call for expanded 360-degree concourses, upgraded premium and social spaces, and a complete overhaul of stadium-wide technology. Circulation is being doubled to improve movement throughout the venue, while new vantage points will open up views toward downtown and the St. Johns River, reinforcing the stadium’s connection to its surroundings.

The project also extends beyond the seating bowl, with the surrounding grounds being redesigned into a landscaped public space that can be used year-round. Native plantings, shaded areas, and improved walkability are expected to turn the stadium district into an active destination outside of game days.

Construction is already underway, with phased capacity reductions beginning in 2026 and a full temporary relocation planned for the 2027 season as work intensifies. When it reopens in 2028, the stadium is expected to position Jacksonville for major global events while resetting the standard for how outdoor NFL venues operate in warm-weather markets.
