LivWrk plans massive three-tower apartment project in Wynwood Arts District

LivWrk is advancing one of Miami’s most ambitious Live Local Act proposals to date in the Wynwood Arts District with plans for 1,363 apartments across three 45-story towers. The project, which would introduce the neighborhood’s first true high-rises, is set for review in the coming days.

The proposed development by Brooklyn-based LivWrk is located at 2400–2418 N. Miami Avenue, replaces a prior mid-rise concept that had included 420 units with office and retail. By leveraging the Live Local Act, LivWrk is now bypassing local zoning height restrictions and dramatically increasing density in exchange for workforce housing.

The revised vision includes 1.81 million square feet of total development, anchored by a shared parking podium with 912 spaces, topped by ninth-floor amenity decks and additional lounges on the 29th floor of each tower. Of the 1,363 apartments, 40%—or 529 units—will be designated as workforce housing.

Notably, all 494 studio apartments and 35 one-bedrooms will fall under this category, with estimated rents around $2,800 for a studio.

Units would range from 453 to 1,306 square feet with the breakdown including studios, one-bedrooms (including den layouts), two-bedrooms, and a limited number of three-bedroom units.
