Mandarin Oriental is officially planting its flag on the West Palm Beach waterfront with a 31-story standalone residential tower that brings one of the world’s most prestigious luxury brands to 5400 North Flagler Drive.

Great Gulf has announced Mandarin Oriental Residences, West Palm Beach — the brand’s first standalone residential offering in South Florida — introducing 87 private homes directly along the Intracoastal Waterway. Positioned north of the downtown core, the project trades congestion for unobstructed water frontage while remaining minutes from the Norton Museum of Art, The Royal Poinciana Plaza, Worth Avenue, and CityPlace — placing it squarely within Palm Beach County’s cultural and retail corridor.

Rising 31 stories, the tower will house a collection of two- to four-bedroom residences, two multi-level private villas, and a full-floor penthouse. Each home will feature private elevator entry and wraparound terraces oriented toward sweeping Intracoastal views — a rare combination of vertical scale and direct waterfront access in West Palm Beach’s evolving luxury landscape.

Architecture is led by Safdie Architects under the direction of Moshe Safdie, with Spina O’Rourke + Partners as the Architect of Record, and interiors by Studio Munge and landscape architecture by ENEA Landscape Architecture. The design team signals that this will not be a conventional glass tower, but a sculptural waterfront statement shaped by clean lines, layered terraces, and a strong connection to nature.

Amenities are structured to mirror the brand’s hospitality DNA. At the rooftop level, residents will access a lounge anchored by a resort-style pool, cabanas, spa facilities, and a fully equipped fitness center. At ground level, a second pool deck unfolds into a private beach-inspired setting along the Intracoastal — an amenity rarely executed with this degree of intentionality in West Palm Beach. Additional offerings include a pickleball court, garden lounge, and curated gathering spaces designed to extend daily life outdoors.
