Jumeirah 1, the most central stretch of Dubai's coastline, just broke ground on 234 beachfront residences spread across a single 40-acre site. Solaya is a joint venture between Meraas, a member of Dubai Holding Real Estate, and BGRE, the developer formerly known as Brookfield Properties, with Foster + Partners on architecture and 1508 London handling interiors.

The site sits on the La Mer stretch of the central coast, a district Meraas built itself, with the Arabian Gulf out front and the Burj Khalifa skyline behind. Nine buildings are kept low against the water, so nearly every home faces the sand.
The mix runs from two- to five-bedroom residences up through penthouses, duplexes, and signature garden houses that open directly onto the grounds.
It arrives as the central coast gathers some of the city's biggest names. Next door in Jumeirah 2, H&H Development has Aman Dubai under construction toward a 2028 finish, and Rosewood Residences Dubai announced for 2029, while Dubai Holding's proposed Burj Jumeira tower is sited inland in Al Sufouh between Burj Al Arab and Sheikh Zayed Road. With groundworks closing out this year and handover targeted for 2028, Solaya enters the pipeline as a marker of where beachfront demand is heading: low, wide, and directly on the sand.
