Naftali Group tops off podium level at JEM Private Residences

Naftali Group has officially hit a major construction milestone at JEM Private Residences, topping off the podium level of the 67-story luxury tower rising in Downtown Miami’s Miami Worldcenter. The achievement marks completion of the 11th floor and signals the shift from the building’s foundation, retail, and parking structure into full vertical construction of the residential tower above.
The milestone lands as sales momentum continues to build around JEM’s ultra-limited Sky Villa collection, including the recent $8 million sale of Sky Villa 2 with interiors by FENDI Casa, purchased by a buyer from Korea. The deal followed a record-setting Sky Villa 1 transaction last year, reinforcing JEM’s global buyer reach and the demand forming around branded, design-forward residences at the top of the tower.
Construction at JEM broke ground in April 2024, less than six months after the project was introduced to the market—an unusually fast timeline for Miami—and the pace has remained aggressive. Naftali Group also secured $465 million in construction financing in 2025, supporting the continued upward progress.
Developed by Naftali Group, designed by Arquitectonica with interiors by Rockwell Group and landscape architecture by EDSA, JEM Private Residences will feature 273 residences ranging from studios to four-bedroom layouts, plus a limited collection of Sky Villas at the crown with Interiors furished by FENDI Casa. Residences are positioned to begin on the 43rd floor to maximize views over the Miami skyline, Biscayne Bay, and the Atlantic Ocean.
