One&Only to open its second U.S. resort in New York's Hudson Valley

One&Only Resorts has announced plans to open its first property in the Northeast U.S., bringing its signature blend of exclusivity and immersive experiences to New York’s Hudson Valley. Scheduled to open in 2028, the upcoming retreat will span 21 acres in Hyde Park, just steps from the Culinary Institute of America (CIA), and marks the brand’s second confirmed resort in the United States.

The Hudson Valley location is being developed by Nolan Reynolds International in partnership with Kerzner International and the CIA. Tucked into the region’s rolling hills and historic estates, the resort will feature 61 accommodations across freestanding cabins, guest rooms, and suites, alongside a curated collection of private homes. Reflecting One&Only’s focus on place-based luxury, the resort will emphasize regional culinary traditions and wellness programming.

Signature dining experiences will be crafted in collaboration with the CIA, offering guests immersive opportunities in food and flavor. The resort will also be home to a Longevity Hub by Clinique La Prairie, integrating science-backed wellness treatments and holistic health journeys into the guest experience.

The Hudson Valley project follows the highly anticipated U.S. debut of One&Only Moonlight Basin, set to open this summer in Big Sky, Montana. Located within an 8,000-acre private community near Yellowstone, the Montana resort features 73 rooms and suites, 19 secluded villas, and 62 private homes, all designed by Olson Kundig.


Its wellness focus is anchored by the first Chenot Spa in North America, while culinary programming includes six dining venues—one led by renowned Chef Akira Back. The resort’s Sky Lodge, offering ski-in/ski-out access via a dedicated gondola and the Madison 8 lift, adds a year-round adventure element that blends seamlessly with the natural surroundings.
