Playboy moves global HQ to Rivani Miami Beach, the world's first Class-X office

Playboy has just announced that it will be moving their global headquarters to the penthouse at Rivani Miami Beach, where a $100 million transformation has birthed South Beach's first "Class X" office.

The lifestyle brand has signed a penthouse lease at 1691 Michigan Avenue, where developer Robert Rivani has transformed a traditional office building into what he calls a "Class X" asset—complete with Omakase restaurant, speakeasy, world-class spa, and full-service concierge.

The project sits adjacent to Lincoln Road and represents Rivani's latest disruption of conventional real estate categories. Rockwell Group designed the interiors to blur hospitality and office space, incorporating meditation rooms, living room-style meeting areas, and private event venues alongside a comprehensive wellness center. The building's amenities mirror those of a luxury hotel, from valet service to curated wellness programming.

This headquarters relocation coincides with Rivani's corporate rebrand from Black Lion to RIVANI, a shift that reflects his expanding portfolio across South Florida. The developer controls nearly $200 million in prime assets, including Amara at Paraiso, the forthcoming GAIA, and Wynwood Jungle.

His recent transactions have reset market benchmarks—the $28.2 million sale of Catch Miami Beach established a Florida record for a freestanding restaurant, while his $38.25 million all-cash deal for restaurant spaces at SLS Lux Brickell and Dua Miami Hotel ranks among 2025's largest hospitality transactions.

Rivani Miami Beach positions itself as a new paradigm for commercial office buildings, blending five-star hospitality services and elevated design. Playboy's new lease signals strong market confidence in this hybrid model, with additional high-profile tenants expected to follow.
