Transformative Continuum Waterfront District is coming to North Bay Village

Continuum Company has officially received unanimous approval from the North Bay Village Commission for its ambitious Continuum Waterfront District—a two-phase, mixed-use development designed to reshape the city’s waterfront core.

Spanning more than three acres along Biscayne Bay, the master-planned district will transform the Kennedy Causeway into a walkable, design-forward destination that blends residential, hospitality, and lifestyle offerings.
The first phase, Continuum Club & Residences, is already under construction and nearly 50 percent sold. It includes two residential condominium towers and a historic waterfront deck, anchoring a new era of bayfront living. The project will deliver more than 60,000 square feet of amenities, including a resort-style pool, state-of-the-art wellness center, yoga studio, longevity spa, private marina, and exclusive perks such as beach and yacht club access and a premium membership to Dorsia, the luxury dining platform.

Future phases of the Continuum Waterfront District will introduce a boutique Continuum-branded hotel with a rooftop pool, as well as new restaurants, bars, retail storefronts, and outdoor wellness zones. The plan is closely aligned with the city’s NBV100 Master Plan, prioritizing pedestrian connectivity, civic green space, and direct waterfront access.

Continuum’s vision builds on the legacy of Ian Bruce Eichner, whose landmark Continuum South Beach development helped catalyze the evolution of Miami’s South of Fifth. With this latest endeavor, the company aims to help define the next chapter for North Bay Village as a premier bayfront enclave.
