Water Street Tampa just unveiled a new entertainment district anchored by a 3,500-capacity music venue

Strategic Property Partners (SPP) has officially revealed new details for a transformational entertainment district at Water Street Tampa, formally moving the project into the City of Tampa's development review process — anchored by a new 3,500-capacity live music venue and a 250-key hotel.

The district will deliver roughly 80,000 square feet of entertainment-driven retail, dining, and hospitality, layered with more than 25,000 square feet of activated public realm and gathering space. At its center sits a 3,500-capacity live music and entertainment venue — a 2,800-person general admission floor plus a 700-person mezzanine, more than 8,000 square feet of exterior terrace overlooking Channelside Drive, and a 6,000-square-foot VIP lounge.


The integrated 250-key hotel adds a 12,000-square-foot amenity and pool deck level with direct VIP connectivity to the venue via a private entrance off the hotel lobby. Roughly 1,000 parking spaces, a covered three-lane valet and rideshare experience, and a central plaza facing Benchmark International Arena round out the program. SPP anticipates breaking ground in early 2027.

The live music venue is the centerpiece, operated in partnership with Vinik Sports Group (VSG). The space is designed to fill a critical capacity gap in Tampa's venue ecosystem — a next-stage platform for artists ready to scale beyond smaller independent rooms but not yet positioned for arena-scale shows, alongside comedy, immersive experiences, special events, and community programming. It will operate on an "open room" model, an independent structure that lets the venue host artists, tours, and events from any promoter or entertainment company rather than being tied to a single operator or touring pipeline.

"The open room model gives Tampa tremendous flexibility in attracting artists and events from across the entertainment industry," said Steve Griggs, CEO of Vinik Sports Group. "It creates an environment where the venue can work with a broad range of promoters, tours and performers to bring more concerts, greater variety and unique entertainment experiences to downtown Tampa while continuing to strengthen Tampa Bay's position as a premier entertainment market."


The retail and dining program is designed to stay active on both event and non-event days — spread across two levels activating Channelside Drive, Morgan Street, and Jefferson Street, with spaces built to operate independently while benefiting from the foot traffic generated by concerts, Lightning games, and district programming. The whole district is envisioned as a natural extension of Water Street Tampa and Ford Thunder Alley, reinforcing downtown Tampa's growing position as a hub for live music, sports, and cultural experiences.

SPP has assembled a deep project team. Moss Construction and Barton Malow have been selected as joint venture general contractors, with global architecture and design firm Gensler serving as architect. Moss previously served as general contractor for Water Street Tampa's Cora residential building during the development's first phase. In a joint statement, Moss and Barton Malow framed the project as a rare opportunity to deliver another defining destination within Water Street Tampa while executing a complex, large-scale development built to serve Tampa residents and visitors for generations.

The venue's anchor partner brings serious credibility. Vinik Sports Group, established by Jeff Vinik, manages the three-time Stanley Cup champion Tampa Bay Lightning and holds the leasehold rights to the 19,092-seat Benchmark International Arena, the team's downtown home since 1996. Since 2010, Vinik has led a complete brand and business transformation of the Lightning and the arena, with the expanded ownership group now including Doug Ostrover, Marc Lipschultz, and Arctos.


An official name for the entertainment district and the hotel partnership will be announced at a later date. With the project now formally in the City of Tampa's review process and groundbreaking targeted for early 2027, the development stands as one of the most significant additions to downtown Tampa's entertainment landscape in years — a fully integrated district that extends the Water Street Tampa model into live music, hospitality, and year-round programming.
