Co-developed by Charney Companies, Tavros, and Incoco Capital and designed by Bjarke Ingels Group (BIG) with dencityworks | architecture, the project caps the five-building Gowanus Wharf masterplan spurred by the 2021 Gowanus rezoning. It includes ground-floor retail anchored by an 85,000-square-foot Life Time athletic club, artist workspaces, and a 28,000-square-foot public esplanade along the Gowanus Canal. The nearly $1 billion development closed roughly $785 million in construction debt (Apollo, Affinius Capital) plus $185 million in RXR equity in mid-2026.
