Co-developed by Charney Companies, Tavros, and Incoco Capital and designed by Bjarke Ingels Group (BIG) with dencityworks | architecture, the tower replaces a surface parking lot and caps the five-building Gowanus Wharf assemblage along the Gowanus Canal. BIG shapes the building as a series of cascading concrete volumes that form a U-shaped opening stepping down toward the waterfront, while James Corner Field Operations leads the landscape design for roughly an acre of public open space, including a 28,000-square-foot esplanade on the canal. More than 100,000 square feet of commercial space includes an 85,000-square-foot Life Time athletic club alongside artist workspaces. The nearly $1 billion development is backed by roughly $785 million in construction capitalization from Apollo, Affinius Capital, and RXR.
