Leasing is back, and so are residents

New York added about 87,000 residents in the year to July 2024, reaching 8.48 million. Its biggest employers doubled down: JPMorganChase opened its 60-story headquarters at 270 Park Avenue, Google moved 3,000 workers into St. John's Terminal, and Citadel is anchoring a new tower at 350 Park Avenue.

Manhattan leased about 41.9 million square feet of office space in 2025, and availability fell to its lowest level in five years. Meta and Snap took big blocks in the Farley Building and Penn 2, and the city drew 65 million visitors in 2025.
