A new 46-story, all-electric office tower planned for one of the best development sites in midtown Manhattan — a block from Grand Central Terminal and directly across from One Vanderbilt, on the site of the former Brooks Brothers flagship. The roughly 850,000-square-foot tower trades a center core for a side core, opening up column-free floorplates with ceilings from 15 to 22 feet, nine floors with private terraces, and nine more wrapped in loggias and oversized glass, targeting the highest tiers of sustainability and WELL certification. A two-floor amenity collection includes a 215-seat auditorium, a tenant lounge anchored by an épicerie from Michelin-starred chef Daniel Boulud, and a landscaped terrace over Madison Avenue, alongside a luxury wellness center with a tenant-only fitness club, spa-quality locker rooms, a regulation-size indoor padel court billed as the only one inside an office building, and a world-class restaurant planned at the ground floor.
