KPF's design wraps the 415,000-sq-ft tower in a spiraling masonry envelope of arched windows that step in cascading setbacks toward a ribbed copper crown. The program stacks 25 boutique-office floors and ground-floor retail beneath 100 condominium residences and amenities by Charles & Co. and AvroKO including the new Moss Club — a private members lounge spanning the two cellar levels and the first three floors above grade.
