70 Hudson Yards is a 52-story, 832-foot office tower rising at 514 West 36th Street on Manhattan's Far West Side, the newest commercial building in the Hudson Yards district and one designed to become New York City's first zero-carbon-emissions skyscraper. Developed by Related Companies and Oxford Properties Group with architecture by Gensler and Roger Ferris + Partners, the 1.4-million-square-foot fully electric tower runs on all-electric building systems with no on-site fossil-fuel combustion, pairing high-performance facade engineering with heat-recovery mechanical plant to eliminate direct carbon emissions. Deloitte anchors the building as its new U.S. headquarters, leasing more than 800,000 square feet in the largest corporate tenant relocation in New York City since 2020. Related and Oxford completed a $2.45 billion capitalization for the project, including a $1.6 billion construction loan, and the tower's column-free floorplates, landscaped terraces, and direct access to the High Line, Hudson Park & Boulevard, and the 34th Street-Hudson Yards subway station position it as a benchmark for sustainable Class A office development on Manhattan's West Side.
