811 Las Olas is a six-story, 103-foot boutique office and retail building proposed at 811 East Las Olas Boulevard in the heart of Fort Lauderdale's premier shopping and dining corridor. Developed by Australia-based Coombes Property Group, the roughly 43,423-square-foot mixed-use project reinterprets the boulevard's architectural character through a contemporary tropical-modern lens, with a tiled base and an arched, colonnaded upper volume topped by planted terraces. Morris Adjmi Architects serves as design architect, with Cube 3 as architect of record, Architectural Alliance Landscape as landscape architect, and Flynn Engineering as civil engineer. The ground floor will hold retail space flanking East Las Olas Boulevard behind tall aluminum-framed glass storefronts, with a recessed lobby serving offices on levels two through six, and streetscape improvements including new live oaks and pedestrian-scale lighting. Spanning about 0.25 acres, the project replaces three low-rise retail buildings from the 1960s and includes no on-site parking, instead relying on 122 off-site spaces. The site was assembled for roughly $2.28 million in late 2022, and the plans have been reviewed by Fort Lauderdale's Development Review Committee.
