811 Las Olas is a six-story boutique office and retail building planned for the East Las Olas Boulevard corridor in downtown Fort Lauderdale, on a quarter-acre site now occupied by three 1960s low-rise retail buildings. Coombes Property Group is developing the roughly 43,000-square-foot project with Morris Adjmi Architects as design architect and Cube 3 as architect of record. The ground floor is drawn as retail behind tall aluminum-gridded glass storefronts, with office levels above rising to about 103 feet. The building carries no on-site parking, leaning instead on 122 off-site spaces, and its streetscape adds live oaks and pedestrian-scale lighting matched to the Las Olas corridor.
