865 Neyland is the University of Tennessee's new year-round entertainment district, built on the site of the G10 garage between Neyland Stadium and the Tennessee River. Developed privately by RVX Ventures, Magellan Development Group and Arctos Sports in partnership with UT, the $288 million project pairs roughly 100,000 square feet of indoor and outdoor dining, retail and entertainment space with a 24-story hotel and residential tower that overlooks the stadium. The Gensler-designed tower holds 186 hotel rooms, 51 luxury residences and 30 condo-hotel units, along with a private members club and a signature restaurant; HCM designed the entertainment district. Two connected plazas anchor the ground plane, with a permanent performance stage fronted by a 50-foot LED screen, a flagship East Tennessee restaurant and a multi-level sports and social venue. The name borrows Knoxville's 865 area code, which spells VOL on a phone keypad. The district is slated to open in 2028, with the hotel and residential tower following in 2029.
