Curio by Hilton is a 400-room convention headquarters hotel planned by Related Ross at 900 South Rosemary Avenue in downtown West Palm Beach, on a 1.8-acre surface parking lot directly across from the Palm Beach County Convention Center and steps from Rosemary Square. Rising 18 stories and roughly 204 feet, the curved glass-walled tower is conceived as the district's second convention hotel, nearly doubling convention-adjacent room count alongside the Hilton West Palm Beach that Related built next door. The roughly $310 million program pairs about 19,000 to 21,000 square feet of meeting and event space in a two-story hall with a 23,000-square-foot elevated pool deck, a 7,300-square-foot restaurant, a rooftop restaurant and bar, and a small public park at street level. It is structured as a public-private sale-leaseback in which Palm Beach County takes title to the finished hotel and leases it back to Related Ross under a long-term ground lease, with the developer leasing spaces in the county convention center garage instead of building a parking podium so the compact site stays devoted to guest rooms and event space.
