FAT Village

FAT Village is an arts-driven mixed-use district in Flagler Village, the creative quarter immediately north of downtown Fort Lauderdale, developed by Hines in partnership with Urban Street Development on a 5.6-acre site. The $500 million master plan layers more than 850 apartments across three residential towers over an activated ground plane of more than 80,000 square feet of restaurants, shops, entertainment space, artist studios and galleries, anchored by T3 FAT Village, a 180,000-square-foot Class AA office building that is South Florida's first mass timber workplace and carries LEED Gold and WiredScore certification. Architecture is by SCB with DLR Group, whose heavy-timber design cuts more than a thousand metric tons of embodied carbon while keeping the low-slung warehouse grain that made the original FAT Village arts district a Fort Lauderdale institution. Woodwork, gallery walls, murals and pedestrian passages carry that identity into a walkable neighborhood of homes, workspace and public gathering room in one of the fastest-growing corners of Broward County.
