Local developer Bill Karns and Caddy's owner Marcus Winters are behind the project, and Tim Clemmons of Place Architecture drew on the fishing-village character of John's Pass for its colorful siding, metal roofs, shutters and boardwalk-scaled details. Rooms range from studios to one- and two-bedroom suites and three penthouse suites. The ground floor holds about 7,550 square feet of retail, a restaurant and a lobby cafe with a valet porte cochere, while the rooftop level carries a pool overlooking the Intracoastal Waterway, a public restaurant and outdoor bar, a game room, fitness center and event space. A 267-space garage replaces the lot with public parking, and a new public park and stage are planned as a gathering spot for the village.
