The Beachmaker
The Beachmaker is a Marriott Autograph Collection condo-hotel rising on a 2.5-acre site on Madeira Way, the first major new resort in Madeira Beach in years.
15000 Madeira Way, Madeira Beach. 8 floors, 10 residences and 171 hotel keys. Broke ground May 2026, targeting 2028.
Developed by local partners Bill Karns, Caddy's owner Marcus Winters and broker Jeff Beggins through Boca Ciega Land Co., the eight-story building places about 170 privately owned hotel suites on floors four through eight, which owners can use themselves or place in a rental program, with a collection of 10 penthouses on the top floor. The ground floor carries about 30,000 square feet of retail anchored by three hotel-run restaurants, Archie's Coffeehouse and Bodega, Cozina Mediterranean and the Bom Bom Pool Bar and Grill. Some 25,000 square feet of amenities include a fourth-floor deck with two pools, cabanas, fire pits and a lobby bar, plus a 250-person banquet hall with Gulf views. A skybridge spans Gulf Boulevard to Archibald Park and the beach, and the owners are converting the nearby Bowden's Marina into Beachmaker Marina for charters and cruises. The resort replaces the buildings that housed Frabotta's Beach Kitchen and the Saltwater Hippie Beach Bar.
