Rockaway Ocean Club occupies the Jacob Riis Park Bathhouse, the 1932 Art Deco landmark that anchors the western end of the Rockaway peninsula inside Gateway National Recreation Area. The building spent decades closed to the public before CBSK Developers took a long-term lease from the National Park Service and brought in Beyer Blinder Belle to lead the restoration, a roughly 88 million dollar project that repaired the brick and terra cotta arcades, reopened the twin courtyards and rebuilt the interiors for year-round use. The club program runs to a courtyard pool and garden, a beachfront bar, ground-floor eateries, retail and event space, with a rooftop restaurant and a 28-room boutique hotel following in later phases. Membership is tiered so that Rockaway residents pay a lower annual rate than members from elsewhere, and the operators have committed to keeping a majority of the bathhouse footprint open to the general public when the full build-out is complete. Brooklyn Bazaar, which has run the Riis Park Beach Bazaar concessions on the sand, and Aulder Capital are part of the ownership group.
