The Tampa Bay Rays' Forever Home is a roughly $2.36 billion domed ballpark anchoring one of the largest mixed-use districts ever planned in the Tampa Bay region, sited on Hillsborough College's Dale Mabry campus in West Tampa at Dale Mabry Highway and West Tampa Bay Boulevard, across from Raymond James Stadium and just south of Steinbrenner Field. Designed by Populous with Gensler on the surrounding district, the ballpark is a triangular dome with a translucent roof and about 31,000 seats, which the team bills as the most intimate in Major League Baseball. Around it, a district of more than 8 million square feet is organized into four zones. Champions Quarter holds the ballpark and its surrounding amenities. Innovation Edge, along Lois Avenue, houses a rebuilt and expanded Hillsborough College campus positioned as an educational anchor and innovation hub for learning, health, performance and discovery. The Canopy, along Martin Luther King Jr. Boulevard, is planned as a parkside neighborhood of shade, greenery, residential buildings, bars, restaurants and retail. Running through all of it is The Row, a signature pedestrian street conceived as a destination in its own right. Plans call for roughly 400,000 square feet of retail, restaurant and entertainment space, residential buildings, a convention hotel and premium office space with sky terraces and rooftop gardens, developed by the Rays with Hines around a work, live, learn, play principle of walkability, pedestrian bridges and connected public space, which Hillsborough County describes as the nation's first live-work-play-learn district anchored by an MLB ballpark. Tampa City Council and the Hillsborough County Commission have approved binding development and funding agreements committing a combined roughly $876 million in public money, with the team's ownership covering the balance and any construction cost overruns under a long-term lease with a non-relocation agreement. The Rays project nearly 12,000 jobs and $34 billion in economic impact over 30 years.
