The 78 is a $7 billion, 62-acre neighborhood being built from scratch on the South Loop riverfront in Chicago, on the long-vacant tract bounded by Roosevelt Road, Clark Street, the Chicago River and Chinatown. Developed by Related Midwest with a masterplan by Skidmore, Owings & Merrill, it is one of the largest urban development sites left in the United States, entitled for up to 13 million square feet and roughly 10,000 homes, a fifth of them affordable. The first phase is anchored by McDonald's Park, a 22,000-seat stadium for Chicago Fire FC designed as a brick, steel and glass volume that echoes the city's industrial warehouses, and pairs it with more than 1,400 feet of publicly accessible riverfront, three acres of sports fields, bike trails, Divvy stations and a water taxi stop. Hotel, retail and entertainment space follows, supported by a $424.9 million city infrastructure agreement covering new streets, a rebuilt riverwall, Metra upgrades and a 1,200-space below-grade public garage. The name comes from the idea that Chicago has 77 official community areas, making this the 78th.
