Fulton Market, quantum and The 78

Chicago is holding steady rather than booming, with 2,731,585 residents in 2025, a small gain on the year but still below 2020. New building follows specific bets: Fulton Market has the lowest office vacancy downtown, Ferrara and Kellanova put their headquarters in the city, and Google bought the Thompson Center for $105 million and plans to move in by 2028.

On the South Side, PsiQuantum broke ground in 2025 as anchor of the Illinois Quantum and Microelectronics Park on the former South Works site, and the $5.75 billion Red Line Extension won $1.97 billion in federal funding for service in 2030. Owner Joe Mansueto is paying for a $650 million Chicago Fire stadium at The 78, due in 2028, and a record 56.8 million visitors came to the city in 2025.
