New York-based Nahla Capital acquired the site and is carrying the roughly $1 billion project forward, pairing a Rosewood-branded condominium tower designed by Peter Marino with Kobi Karp Architecture & Interior Design with a restored hotel component and a private members' club. Residents share the property's spa, pool deck and beach club alongside the preserved Art Deco buildings that gave the Raleigh its reputation, including its celebrated scalloped swimming pool. The scheme is one of the most closely watched super-prime redevelopments on Collins Avenue, combining historic preservation with a limited collection of ultra-luxury oceanfront homes.
