Viceroy Residences Aventura

Aventura City Center is a mixed-use development at 2999 NE 191st Street in Aventura, Florida, planned on a roughly four-acre site just south of Aventura Mall and steps from the Brightline station. Developed by BH Group with The Apollo Companies, the project pairs a 23-story residential tower of 248 rental apartments, including ten Hero Housing units reserved for essential workers, with a separate 13-story building holding 153 extended-stay hotel rooms under a Marriott brand. About 25,000 square feet of ground-floor retail is split between the two buildings, with structured parking beneath each. The existing ten-story office building on the site, home to BH Group's headquarters, remains in place. The scheme supersedes an earlier approved Viceroy-branded condominium concept on the same parcel, and the city amended its TC-1 Town Center zoning to permit hotels as a conditional use.
