Markus Thesleff's Mexican-Japanese restaurant Los Mochis, born in Notting Hill, will officially make its American debut at Related Ross's twin-tower waterfront complex in West Palm Beach next fall. It is the first Los Mochis outside London and the first stop in a U.S. expansion that already has a second address lined up in Beverly Hills for 2028.

"When we first created Los Mochis in Notting Hill, the ambition was always to build something special. To see that concept grow from our first restaurant in London to our first international opening in the U.S. is an incredibly exciting milestone for us," he wrote. The brand opened in Notting Hill in 2021 and added a second London restaurant in The City.

The flagship will look across the Intracoastal toward Palm Beach Island and the Atlantic, serving what Thesleff calls a "Tokyo meets Tulum" experience. Alongside the main dining room, the plans include TENrei: The Art of Tuna, a bi-monthly ceremonial bluefin tuna butchering performed with traditional Japanese knives, and a hidden 12-seat omakase restaurant. Los Mochis executive chef Leonard Tanyag runs a kitchen that is entirely gluten-free and tree-nut-free, with vegetarian dishes prepared vegan.

Phillips Point is a pair of office towers built around 1985, 449,000 square feet in all, that Stephen Ross bought in 2021 for $282 million. Related Ross is now about $120 million into a three-phase modernization plan by master architect Roger Ferris + Partners with HLW, with lobby interiors by Tony Ingrao. The work strips the complex's pink exterior for a new limestone façade with custom windows, adds new electrical infrastructure and backup generators, and builds a colonnaded gallery along the shoreline with an outdoor dining terrace and reworked retail and restaurant space. Existing tenants Field of Greens and Morton's are staying through the work, with completion slated for the end of 2026.

Los Mochis will sit on the downtown stretch of South Flagler Drive that has become one of the most expensive residential grounds in the city. South of Phillips Point, Related Ross's South Flagler House, the 105-residence, 28-story pair by Robert A.M. Stern Architects, is under construction for a 2027 delivery, and the firm's 168-residence Edgeworth by Kohn Pedersen Fox is planned beyond it. Inland, the Norton Museum of Art has a Foster + Partners expansion planned for 2029.

After West Palm Beach, the next U.S. restaurant is set for One Beverly Hills in the first quarter of 2028.

Kenneth Himmel, president of Related Ross, said, "West Palm Beach is emerging as a premier culinary capital, backed by record Michelin recognition and major brands expanding into the market." The incoming roster includes Keith McNally's Pastis, a Tutto Caffe at South Flagler House, a winter pop-up of Harold Moore's Upper East Side restaurant Café Commerce, Ela Curry & Cocktails at CityPlace this fall, Little Ruby's Café at CityPlace in 2027, and BuddhaBerry, the Hamptons frozen yogurt shop that opened in late September.
