Tampa's tallest residential building has finished its climb. Crews held a topping-off ceremony on ONE Tampa's 42nd floor Friday. The superstructure rose roughly a floor a week for two years, and it now stands more than 519 feet above downtown.
The tower anchors Madison Street overlooking Curtis Hixon Waterfront Park and the Hillsborough River. It holds 225 condominium residences. Delray Beach-based Kolter Urban is the developer, with Adache Group Architects designing, Moss Construction building, ID and Design International on interiors, and Smith and Associates Real Estate on sales.
Buyers moved faster than the concrete. Nearly 70% of the residences, roughly 150 homes, are already sold. Construction began in August 2024, and the pace of that pre-sale run has kept demand well ahead of the finish work.
Eleven levels up, the amenity deck concentrates the building's social life on a single floor. Residents step off the elevator into a pool and spa, a wine room, a screening theater, and a coworking lounge. A two-story fitness center wraps in yoga and cycling studios.
A sports simulator lounge and Skyline Bistro, a restaurant reserved for residents, round out the level. About 5,000 square feet of restaurant and retail space activates the street below. One quirk rode up with the formwork: the tower skips a 13th floor entirely.
ONE Tampa lands in the middle of a downtown building wave. The 38-story Pendry Tampa and Residences is under construction nearby, and Water Street Phase Two is rising on the waterfront. Together they are reshaping the river's edge into the residential core Tampa has been chasing for a decade.
Kolter Urban is betting on the same Gulf Coast rise elsewhere. Its portfolio spans The Ritz-Carlton Residences Sarasota Bay, opening soon in Sarasota's Quay district, and the 51-residence 3300 Gulf Shore in Naples. ONE Tampa is the flagship of that push, the tower that stakes downtown Tampa's claim as a luxury-condo market on par with its Gulf neighbors.
