A $125 million construction loan has closed and crews are officially on the ground. Snøhetta's eight-story Sweetbird North is now rising on 40th Street, one block from the Design District's densest stretch of luxury flagships.

The building will total roughly 120,500 square feet, with more than 92,000 square feet of office stacked across seven upper floors above ground-level retail.
Snøhetta organizes the massing as a series of layered, veiled volumes. They shift between transparency and opacity as they rise, so the elevation reads differently as light moves across it through the day. The retail bays open toward the pedestrian corridor that has defined this block for years.

Sweetbird North rises as Kengo Kuma's MIRAI Design District advances one block away. MIRAI is the Pritzker laureate's first U.S. mixed-use project, part of a simultaneous push toward design-driven density across the neighborhood.

When Sweetbird North opens in early 2028, 40th Street gains a significant office address woven directly into a corridor long defined by retail and hospitality.
