101 SE 7th Street is a 45-story mixed-use residential tower planned for downtown Fort Lauderdale, just south of the New River near Las Olas Boulevard, developed by Dependable Equities, the South Florida division of Sky Equity Group. Designed by ODA, the tower is composed of vertically staggered fluted forms that step up and down to create a dynamic façade, with tubular volumes along the south and west elevations forming terraces at the upper levels and carved recesses that extend outdoor living spaces. An undulating podium clad with vertical aluminum fins gives the building a textured street frontage while providing shade for pedestrians. It is one of two ODA-designed towers Dependable Equities is advancing as part of its "South of the River" development — the other being the 47-story tower at 633 SE 3rd Avenue — which together are planned to span nearly 2 million square feet and yield roughly 1,460 condominium and multifamily residences plus about 14,000 square feet of ground-floor commercial space. In July 2026, the developer secured a $54 million pre-construction loan from CDK Capital, with Valley National Bank participating, to advance planning and pre-development. Construction is anticipated to begin in early 2028.
