3333 Biscayne Boulevard is Beitel Group's redevelopment of a full city block on the western edge of Miami's Edgewater, a roughly 2.9-acre site fronting Biscayne Boulevard a few blocks from the bay. Stantec designed the three-tower scheme, and John Moriarty & Associates is the general contractor. The first tower rises 45 stories with 667 residences, structured parking and about 7,400 square feet of ground-floor retail, making it larger on its own than the entire residential program approved for the site in an earlier design. Crane filings anticipate tower cranes reaching 644 feet during construction. The site sits within one of Miami's densest residential corridors, where Edgewater's bayfront towers meet the Design District and Midtown a short walk west, and the project's retail base is set up to activate a stretch of the boulevard that has long been low-slung.
