Emonika remakes the brownfield around Ljubljana's central railway station, bounded by Dunajska cesta, Vilharjeva cesta and Trg Osvobodilne fronte, into a roughly 100,000-square-meter net mixed-use district straddling the tracks. Mendota Invest, owned by Hungary's OTP Group, revived a project first attempted by TriGranit in the 2000s, secured final permits in February 2024 and began construction that year, with Strabag building both halves under contracts totaling about €230 million. The northern section holds three residential buildings with 187 apartments, an office building, a hotel and 650 underground parking spaces. The southern section, which broke ground in October 2025 under a €134 million contract, carries a 100-meter, 23-story office tower planned as Slovenia's tallest office building and OTP's Slovenian headquarters, a shopping center with more than 22,000 square meters of leasable space and 80-plus stores, a 200-room hotel with a rooftop terrace and a four-level, roughly 850-space garage. The program totals 35,500 square meters of offices, 22,300 square meters of retail and leisure, a five-star urban resort hotel of more than 200 rooms and a four-star hotel of more than 180 rooms, the first of them under Accor's Tribe brand, and about 1,500 parking spaces. Finta Studio designed the scheme with Ljubljana's Mixity, with Elea iC as structural engineer, targeting BREEAM certification. Alongside it, Slovenian Railways is rebuilding the station's underpass and covered platforms in a roughly €167 million, EU-co-financed upgrade begun in autumn 2024 and due in 2026, and a new coach station began construction in 2025. Emonika is expected to open in 2027.
