Lagom Črnuški bajer

Lagom Črnuški bajer is a low-rise residential neighborhood developed by ZL Living beside the Črnuški bajer pond and the forest at the northern edge of Ljubljana's Črnuče district, named for the Swedish idea of "just enough." The first phase, designed by Arhitekti Počivašek Petranovič with Bevk Perović arhitekti, holds six blocks and 161 apartments across 23,285 square meters, with graduated green facades that darken toward the forest, recessed drip edges, corner windows, ground-floor duplexes with gardens, terraced upper units and pond-facing homes, delivered in 2023. The second phase, by Gužič Trplan Arhitekti after a first-prize invited competition, adds four buildings and 100 apartments on an 8,440-square-meter site with 16,550 square meters of floor area. Buildings rise four floors above ground plus a ground level and two basement parking levels, with apartments from about 30 to 135 square meters in one- to four-room layouts including duplexes, a reception, CCTV, EV charging, a playground and forest and Nordic-walking trails at the door. Marketed as energy-efficient living in nature within the city.
