About the project

The Lift One Corridor is a multi-stakeholder redevelopment of roughly two and a half blocks of South Aspen Street, from the corner of Dean Street up to the base of Lift 1A on the western side of Aspen Mountain, the spot where skiing in Aspen began in 1946. Approved by Aspen voters in a March 2019 special election by a 26-vote margin, the public-private plan replaces the aging 1971-era Lift 1A with a new lift and base area built closer to downtown, adjacent to Dean Street, with the loading platform returned to the historic Lift 1 location and the original 1946 lift relocated and rehabilitated on site. A subgrade parking garage sits beneath the new base terminal, topped by a public plaza and skier return. Two midcentury buildings are being moved and restored: the Skiers Chalet Lodge, which will house Aspen Skiing Company guest services and a snowsports museum operated by the Aspen Historical Society, and the Skiers Chalet Steakhouse, which will reopen as a restaurant. Flanking the extended ski corridor are two separate luxury lodging developments, Chalet Alpina, developed by HayMax Capital and Irongate Group, and, at the cul-de-sac terminus of South Aspen Street, Aman Aspen, developed by OKO Group on the former Gorsuch Haus site. All told, the corridor totals more than 320,000 square feet of gross floor area across commercial, lodging, and residential uses. Dolinsek Gardens on the Monarch Street side was completed in 2023 and is open to the public, with a portion of the extended ski run operating across it in winter. The City of Aspen committed $4.36 million to public-facing elements along Dean Street, with its parks department allocating a further $4.57 million in 2026. Initial site preparation began in summer 2025, with significant construction underway from spring 2026 and Lift 1A retired at the end of the 2025-26 season; the stated goal is to complete the new base area in 2029.
