LivWrk Towers, also known as LIVWRK Wynwood, is a proposed three-tower rental community at 2400-2418 North Miami Avenue in Miami's Wynwood Arts District, developed by Brooklyn-based LivWrk and designed by MKDA. Filed under Florida's Live Local Act, which lets the project exceed local height limits, the plan calls for three 45-story towers of roughly 1.8 million square feet holding 1,363 apartments, about 40 percent of them (529 units) set aside as workforce housing, above roughly 25,000 square feet of ground-floor retail and a shared parking podium topped by rooftop amenity decks. A landscaped pedestrian paseo would thread through the site to link NW 24th Street, NW 25th Street and North Miami Avenue, with vehicle access tucked behind the buildings, and Wynwood's Design Review Committee recommended the scheme for approval with a call for more street-level art.
