The Bluffs
The Bluffs rises on the bluff at 100 and 150 South Osceola Avenue, the former site of Clearwater's City Hall, overlooking Coachman Park, the Baycare Sound and Clearwater Harbor.
150 S. Osceola Avenue, Clearwater. 28 floors and 400 residences. Broke ground April 2026, completing 2028.
Developed by The Gotham Organization with The DeNunzio Group and designed by Behar + Peteranecz Architecture, the 28-story tower holds 400 market-rate residences within roughly 630,000 square feet. A 30,000-square-foot amenity deck carries a resort-style pool and a putting green, with multiple fitness areas, co-working space and a rooftop sunset lounge looking west across the harbor to Clearwater Beach. About 12,300 square feet of ground-floor retail and a 440-space garage anchor the base, and the tower is planned to tie into the redeveloped Coachman Park waterfront below. The site was the city's former City Hall, demolished after voters approved its sale in 2022.
