The55 is a six-story, 140-unit residential and mixed-use development planned for 55 North La Cienega Boulevard in Beverly Hills — the largest residential property in the city by unit count once delivered. The 297,770-square-foot building pairs 118 luxury market-rate residences with 22 income-restricted units, secured through California's state density bonus provisions that expanded the project from an earlier 105-unit concept. Ground level carries 13,300 square feet of commercial space across retail and restaurant uses, with a rooftop amenity program that includes a pool deck, theater, conference facilities, private workspaces, communal gathering areas, restaurant, coffee shop, lounge, saunas, and a shared kitchen. The project replaces a long-vacant restaurant property and is the result of more than a decade of evolving entitlement work that walked the proposal through multiple iterations — including an earlier hotel concept — before landing on the final residential-led program.
