Announced 2026 est.STATUS CORRECTION routed for review: the record is marked "construction" but every source shows only that a $85M construction loan closed (June 2026, Marcus & Millichap) and explicitly states "a construction start date has not been announced." No groundbreaking/demolition evidence — the former Stinking Rose site is not yet cleared. Recommend demoting construction → announced (or breaking-ground once ground actually breaks). FIRM GAP: developer Westland Development Group + architect Kevin Tsai Architecture are missing. INCENTIVE: California AB 1287 density bonus (grew 105→140 units; 22 affordable).
