About the project

Spandrel Development Partners, working with 7G Group, is converting 400 South Tryon, the 587,000-square-foot Uptown office tower long known as Wachovia Center, into the first W Hotels property in Charlotte. The hotel takes floors one through nine with 200 keys across 173 guest rooms, 27 suites and a signature penthouse, alongside 12,000 square feet of meeting and pre-function space, a ground-floor restaurant and coffee bar, and the brand's signature Living Room. The marquee move is an 18,000-square-foot food and beverage venue on the 34th floor, which the development team says will be the highest rooftop bar in the city. Above the hotel sit 399 unbranded rental residences in studio through three-bedroom layouts, served by an indoor pool, a wellness-focused spa and fitness center, a theater room, a golf simulator and resident lounges, with parking in the existing 517-space garage. Rockwell Group leads the interior and design concept, with LS3P as architect of record and CetraRuddy as conceptual design architect. The existing facade is slated to be replaced with glass and a new arched porte-cochere entrance is planned off Martin Luther King Jr. Boulevard. The project converts the existing tower rather than demolishing it.
