About the project

WOMA is a 163-residence mixed-use building planned for the northeast corner of Northwest 5th Avenue and Northwest 32nd Street in Miami's Wynwood Norte, the first U.S. project from Quito-based developer Uribe Schwarzkopf. Designed by Dutch studio MVRDV with Kobi Karp Architecture & Interior Design as associate architect, the building is composed as a collection of small blocks stacked above one another, with setbacks, cantilevers and varied window grids that break its mass down to the scale of the low-rise neighborhood around it. Each volume carries a woven-textile-inspired facade pattern in blue, green, orange, red and silver, a nod to the district's past as Miami's fashion and garment center and its present identity in street art. Rather than filling its site edge, the building steps back to create a landscaped public plaza at street level, connected to a raised central plaza by broad staircases finished in Bisazza glass mosaics of Fornasetti's hand motif. Retail and offices open onto the plaza, which is planned to host exhibitions and fashion shows, with the studio of fashion designer Rosita Hurtado headquartered alongside it. The program runs from micro-studios capped at 320 square feet to three-bedroom apartments and a 700-square-foot duplex atelier, alongside 13 retail spaces, 16 offices and a coworking business center, with four courtyard-facing units flexible between retail, residential and office use. A rooftop amenity level holds a swimming pool, garden lounges, sports terrace and pet park, and a wellness terrace adds a sauna, steam room, gym and pickleball court. The site, a former coffee roasting facility, sits just east of the Bakehouse Art Complex and within the 140-acre Wynwood Norte district, which the City of Miami upzoned in 2021 to allow density of up to 150 units per acre in exchange for affordable housing contributions. Short-term rentals will not be permitted. Sales launched in September 2026, with construction expected to begin in spring 2027 and completion targeted for late 2029.
