El-Ad Properties has filed plans for the tallest building North Bay Village has ever seen: a 46-story, 518-foot tower on Harbor Island that would top anything ever built in the village. It anchors a two-tower bayfront condominium at 7922 and 7925-7931 East Drive, where a 39-story, 465-foot companion would rise beside it, and together the pair would hold 165 residences on Biscayne Bay.
ODP Architecture and Garcia Stromberg are designing the project for El-Ad, the Boca Raton-based arm of New York's Elad Group, whose principals are Isaac Sharon Tshuva and Orly Daniell. The site gathers five properties, a mix of vacant lots and low-rise residential buildings.
At the base, plans show a restaurant space facing the bay, with a public island walk running along the shoreline, and a landscaped park with a 10,000+ square feet yoga lawn and a mini amphitheater. The towers themselves hold a private drop-off, a pool, and indoor amenity spaces, with 427 parking spaces serving the project, with a clubhouse sitting across the street, carrying a fitness center, a spa, sunbathing areas, and an outdoor terrace. Inside, the 165 homes will run from one to four bedrooms, and the plans describe them as family-oriented, with the smallest running about 1,240 square feet.
The filing arrives in the middle of a tower wave that is already remaking the village's skyline. Pagani Residences, the 30-story tower from Riviera Horizons, is under construction, and so is the 21-story Tula Residences. Next door at 7915 East Drive, Urbanica has proposed a 28-story tower of its own, while Shoma Bay and the Continuum Waterfront District fill out the pipeline. None of them comes close: at 46 stories, El-Ad's tower would top Pagani by 16 floors.
